In Lahore’s Defence Housing Authority (DHA), the most active of all phases is Shuhada Town, also known as DHA Phase 9 Town.  DHA Town is now considered perfect for people who are looking to construct their homes right away or in the near future. Here is all you need to know about it!

DHA Phase 9 Town – Project Details

It is located adjacent to Askari Housing 11 on Bedian Road, while its main entry point is through Phase 6 Block D. The Town is surrounded by DHA Phase 9 Prism on the western and eastern sides and it features five blocks.

All except Block E are fully developed and ready for possession, while development work is underway in Block E. Here, you will mostly find plots sized 5 marlas, which comprise about 80% of the total plots. The other sizes are 8 marlas and 10 marlas.

According to Zameen Index, rates of plots for sale in DHA Phase 9 Town have been going up since July 2017.

5-marla plots

While the overall performance of DHA phase 9 Town shows a promising picture, the price trends for 5-marla plots stand out. Between June 2017 and June 2018, the average price of a 5-marla plot here has gone up from PKR 5.47 million to PKR 6.14 million. In terms of percentage, this a jump of 12.17%.

10-marla plots

Contrary to how the 5-marla plot option has been greeted by the buyers, 10-marla plots registered a drop in rates. While rates here registered growth during the first quarter of 2018, they have been dropping ever since. In fact, the current value is much lower than that recorded back in June 2018. Between June 2017 and June 2018, the rate of 10-marla residential plots in DHA Town went down by 3.48%.

Current market trends of DHA Lahore

Agents operating in DHA Phase 9 Town have been seeing a rise in the number of leads for plots over the last several months. In fact, the daily transaction volume for these plots falls between 25 and 30. Our sources have also confirmed that the demand is currently high for 5-marla residential plots, where 50% transaction volume is contributed by the builders who are eager to construct and sell houses in DHA Town.

At the moment, DHA 9 Town is home to over 135 houses while many are under construction. And it is quite interesting to note that 5-marla plots here aren’t much cheaper than the average rate of a five marla plot in other phases of DHA. The only reason why demand is high here is perhaps that living in a 5-marla house in a block or phase where bigger houses are higher in number, is what many homeowners don’t prefer.
